Thinking retirement living might be for you, or for someone close to you? These frequently asked questions are a great place to start to help you decide if this is the right option.
What does an Expression of Interest mean?
An Expression of Interest is a guide only to provide an indication to Southern Cross Care of community acceptance/ ‘likability’ of the Karadoc Hill Retirement Estate project. Completion of the Expression of Interest form does not financially commit you to the project.
What is the proposed project plan for Karadoc Hill Retirement Estate and where will it be located?
Karadoc Hill Retirement Estate will be located at 1039 Karadoc Avenue, Irymple, (between 15th and 16th streets) on the 3ha behind Oasis Aged Care.
Karadoc Hill Retirement Estate will consist of 2 and 3 bedroom villas and a community centre in its first stage. The development is in a prime location with proximity to Ritchies IGA Supermarket, Irymple Post Office, Irymple Swimming Pool, local shops and eateries, a local doctor and sporting facilities.
It is estimated that there will be 61 homes on the estate.
One of the great points of difference to retirement living at Karadoc Hill Retirement Estate will be the accessibility and facilities (if required) from Oasis Aged Care, i.e. the provision of laundry, cleaning and meals on a fee for service basis.
Who will Karadoc Hill Retirement Estate be owned and operated by?
Karadoc Hill will be owned and operated by Southern Cross Care (Broken Hill). Southern Cross Care (BH) provides residential aged care and retirement living in Broken Hill and Sunraysia. In Mildura, Sunraysia Southern Cross Care (BH) owns and operates The Vines Retirement Village in San Mateo Avenue, Mildura and Oasis Aged Care in Karadoc Avenue, Irymple.
Southern Cross Care (Broken Hill) LTD (SCCBH) is a not for profit organisation.
What will be included in this price with your ongoing fees?
A detailed fact sheet including all proposed financial details will be made available upon lodgement of the Expression of Interest form.
Are there any other fees associated?
The in-going sum is the premium in your Residence Agreement.
The regular maintenance charges: ‘residents pay a fortnightly contribution known as the ‘service fee’ to cover their share of items such as council and water rates, insurance (other than contents insurance), electricity for the common areas and maintenance of the grounds and buildings. Personal items of expenditure, including electricity, telephone and contents insurance, are not covered by contributions to ongoing and must be paid for separately.
Who will the proposed builder be for Karadoc Hill Retirement Estate?
The building partner of this project is subject to tender. The floor plans of proposed two and three bedroom villas are available on our website. Your feedback on the proposed layouts and suggested inclusions is highly valued. Please refer to our Expression of Interest sheets.
Are display/ models available for us to look through?
At the Expression of Interest stage, there are no physical buildings available to inspect. Plans of options for two and three bedroom homes are available to view on our website.
Will I have the ability to make amendments to existing plans to ensure that they best suit my needs?
Yes, there may be the ability to make amendments to the existing plans. This will need to be done in consultation with Southern Cross Care (BH).
What facilities are proposed in addition to the accommodation for Karadoc Hill Retirement Village?
A Community Centre will be the focal point of Karadoc Hill Retirement Village. The Community Centre will be built in Stage 1 of the development process. The Community Centre is a communal meeting point for all social activities and will be the base for Karadoc Hill Retirement Estate administration. This will also form the base in which visiting services will operate. Such as Podiatry, Physiotherapy, etc.
What is the estimated time frame for the completion of Stage 1 of Karadoc Hill Retirement Village?

Are pets allowed at Karadoc Hill Retirement Estate?
It is proposed that small house animals or caged birds will be permitted.
How can I be assured that the standard of facilities will not diminish over time?
One of the main benefits of a lifetime license, as opposed to other types of security of tenure, is that Southern Cross Care retains ownership of the village and therefore lies a prime interest in ensuring that the reputation of the village’s facilities and services are always maintained at the highest possible standard.
What happens after I lodge my Expression of Interest form?
Once Southern Cross Care has ascertained that there is interest from the Sunraysia community for the project to proceed, a letter of ‘Intent’ will be sent to all interested parties and payment of a holding fee of $1000 will be made to Southern Cross Care, which is fully refundable if you are unable to proceed.
We require that you discuss the documentation with a solicitor of your choice prior to signing the agreement.
